Clearances in the Dales near Cumbria
The western Dales sit right on the Cumbrian border, and the routes through Sedbergh, Kirkby Lonsdale and Garsdale make Ingleton, Settle and Hawes a natural part of our area. We also cover Nidderdale, including Pateley Bridge and Kirkby Malzeard, on request. Homes here are mostly stone-built, from terraced cottages on market-town streets to farmhouses with field barns and outbuildings.
A note on boundaries: Sedbergh and Dent were part of the West Riding of Yorkshire until 1974 and lie within the Yorkshire Dales National Park, but they are now in Cumbria, in the Westmorland and Furness council area. We cover them either way, and our Sedbergh house clearance page has more detail.

What Dales clearances involve
Stone cottages and town houses
Older stone houses in the Dales often have steep, winding stairs, low beams and narrow doorways. Photos of the staircase and any large furniture upstairs help us plan how to bring things down without damaging walls or banisters. Main streets can be busy and narrow, so let us know about yards or nearby parking.
Farms and field barns
Farm clearances usually involve barns, stores and workshops holding decades of tools, timber and scrap metal. We sort metal and wood for recycling and pass usable furniture on for reuse. If there is anything hazardous, such as old chemicals or asbestos sheeting, mention it early so we can advise.
Holiday cottages and second homes
Many Dales properties are holiday lets or second homes. We can plan around changeover days, collect keys locally and send photo updates. High roads can be affected by snow and ice in winter, and we check conditions before travelling.
How it works
WhatsApp photos to 07898 719 509 for a free, no-obligation quote, or ask for a visit for larger properties. We price according to volume, access and travel, and anything with resale value can be offset against the cost. On the day, we set aside papers, photographs and keepsakes, sort every load for reuse and recycling, and leave the property swept.
See our full house clearance service, our shed and outbuilding clearance, or our probate clearance guide if you are an executor.
Before we arrive
It helps to make a short list of anything going to family members and to tell us about any documents you are still looking for, such as a will, deeds or bank papers. We keep an eye out for them as we work. Leave fire safety labels on sofas, armchairs and mattresses if you can, as that gives good furniture the best chance of being reused rather than recycled.
There are no upfront charges. You pay on completion, once you are satisfied.
