Clearances across south and east Cumbria
Westmorland and Furness Council took over from the old Eden, South Lakeland and Barrow councils in April 2023. The area it covers is wonderfully varied: red sandstone in Penrith and Appleby, grey limestone in Kendal and around the Kent estuary, slate cottages and Victorian villas in the central Lakes, shipbuilding-era terraces in Barrow, and hill farms from the Howgills to the North Pennines.
That variety shapes how we plan each clearance, from steep fell-side stairs to holiday-let changeover days and long farm tracks.

Typical clearances in the area
Lake District homes and holiday lets
Around Windermere, Ambleside and Coniston, many of our clearances are for second homes and furnished holiday lets being refurbished or sold. Owners often live elsewhere, so we collect keys locally, plan around bookings and send updates as we go. Parking can be very limited in busy months, so let us know about permits or private spaces.
Market towns and terraced streets
In Kendal, Penrith, Ulverston and Barrow, we clear terraces, semis, flats and family homes, often after a bereavement or ahead of a sale. Older properties tend to have narrow stairs and yards with limited access, which we plan for in advance.
Farms and upland properties
In the Eden Valley, the Lune Valley and on Alston Moor, clearances frequently include barns and outbuildings. Weather on routes such as Shap, the A66 over Stainmore and Hartside can affect travel in winter, so we check conditions and talk to you early if a date needs to move.
Bereavement and downsizing
A large share of our work in the south of the county follows a death in the family or a move into care. We work gently and at your pace, setting aside letters, photographs, jewellery and paperwork as we find them. If probate is still in progress, check with the solicitor or executor before arranging a full clearance; we are happy to quote early and book for later.
How we work
Send photos by WhatsApp to 07898 719 509 for a free, no-obligation quote, or ask for a visit for larger properties. Anything saleable can be offset against the cost. On the day we set aside papers, photographs and keepsakes, sort every load for reuse and recycling, and leave the property swept. Our full house clearance service covers everything from the loft to the garden, and our loft and attic clearance suits smaller jobs. Council information, including household waste sites, is on the Westmorland and Furness Council website.
There are no upfront charges. You pay on completion, once you are satisfied with the work.
