Clear, fair pricing
Every property is different, so we price each clearance individually. This page explains what affects the cost and how to get an accurate free quote, with nothing to pay until the work is done.
A tidy flat in Kendal and a farmhouse with three barns near Alston are very different jobs, even if both are called a house clearance. Rather than publish a fixed price list that rarely matches reality, we look at your property and give a clear figure for the work involved. Quotes are free and there is no obligation to go ahead.
The amount to be cleared is the biggest factor. A half-empty bungalow takes far less time, labour and disposal than a family home packed from loft to cellar.
Ground-floor rooms next to a driveway are quick to clear. Upper-floor flats without a lift, steep cottage staircases, long garden paths and properties where the van cannot park close by all add carrying time.
Much of Cumbria is rural. Reaching a remote farm, crossing a fell pass or working at the end of a single-track lane can add travel time, which is reflected fairly in the quote.
Some things cost more to dispose of correctly. Fridges and freezers need their refrigerant handled properly, mattresses need specialist recycling where facilities allow, and certain materials have extra disposal charges. Hazardous items such as chemicals or asbestos need specialist disposal, and we will tell you if that applies.
Where paperwork needs searching, personal items need setting aside or a family wants items sorted into groups, we allow time for doing that carefully.
Good-quality furniture, antiques, collectables, tools and other saleable items can be offset against the cost. We agree their value with you and deduct it from the fee, which can make a noticeable difference.
| Job type | What usually affects the price |
|---|---|
| Single items | Size and weight of the item, whether it needs dismantling, stairs, and items such as fridges or mattresses that need special disposal. |
| One room | How full the room is, which floor it is on, carrying distance and whether contents need sorting or paperwork checked. |
| Flat | Volume of contents, lifts or communal stairs, parking near the building and any white goods or carpets to remove. |
| Family house | Number of rooms and how full they are, loft and garage contents, access, sorting for the family and items that can be offset. |
| Loft, garage or shed | Loft hatch size and boarding, heavy tools or materials, old paint or chemicals, and how close the van can get. |
| Business premises | Office furniture and equipment volume, IT and electricals, working around opening hours, access and any confidential waste. |
There are a few simple things that can make a clearance quicker and therefore more affordable:
We never ask for a deposit. You pay on completion, once the clearance is finished and you are happy with it. The quote we agree is the figure we work to; if you add extra items on the day, we will talk it through and agree any change with you before doing the work.
Photos sent by WhatsApp to 07898 719 509 are the fastest way to a reliable figure. Include every room and outbuilding to be cleared, open cupboards and wardrobes, and mention access, parking and your deadline. For larger jobs, a visit can be arranged. FAQs
Clearance costs depend on volume, access, travel, disposal of specific items and the value of anything that can be offset. A fixed price list would either overcharge smaller jobs or leave surprises for larger ones. Giving each customer a tailored free quote, usually from photos, is fairer and means you know exactly what you are paying before agreeing to anything.
If there are saleable items in the property, such as good furniture, antiques, collectables or quality tools, we can agree a value with you and deduct it from the clearance fee. We explain which items we are offsetting so the arrangement is transparent. If you would prefer to sell items yourself or give them to family, that is entirely your choice.
Payment is due on completion, once the work has been finished to your satisfaction. There are no deposits or upfront charges. If you are not at the property on the day, we can send photos of the cleared rooms so you can check everything before paying. This gives you full confidence that the job has been done as agreed.
The figure we agree is the one we work to. The price would only change if the job itself changes, for example if extra rooms, outbuildings or a large amount of additional items are added on the day. In that case we explain the difference and agree it with you before carrying out any extra work.
Some items cost more to dispose of responsibly, so they are factored into your quote rather than added later. Fridges and freezers need their refrigerant recovered at a suitable facility, and mattresses go for specialist recycling where facilities allow. We will always list anything like this when we quote, so there are no surprises when you pay.
